VIB Cash Back Premier Plan - Provides you with outstanding services to assist you in the purchase of your new home. Buying a home is a major investment. For many homebuyers, it can be an even more expensive process than it needs to be. Many buyers fall prey to common and costly mistakes that trap them into either paying too much, losing their dream home to another buyer or worse yet, buying a home that doesn't meet their needs. We will help you avoid these pitfalls and many others, while helping you to maximize your investment. As an added cash back bonus, we will rebate you 25% of the commission we collect on the home you purchase.
WHAT WE WILL DO FOR YOU
Agent Consultation - Meet with you and discuss your wants and needs in a home and develop a game plan to help you find that home.
Prequalify - We can help you determine a reasonable price range of homes to consider based on our prequalification process.
Financing - You can select a lender of your choosing or ask us for assistance in helping to determine a lender suitable for your needs. We have many preferred lenders eager to assist you.
Home Search - We have access to both the Northern KY MLS and the GLAR MLS, giving us access to listed homes between Cincinnati, OH and Louisville, KY and nearly everywhere in between. Preview these homes from email links we will send you or from the comfort of our conference room on our HD flat screen monitor.
Showings - We will arrange for and attend showings with you on properties you have identified as homes you are interested in seeing.
Comparative Market Analysis - Your agent can provide you with a CMA, which will show you past sales information on recently sold properties similar to the one you are interested in.
Competition - It is important to understand the seller's requirements and the number of other interested buyers. Your agent will call the seller's agent to gain any information beneficial to you in making a competitive, quality offer.
Document Preparation - Your agent will prepare all documentation necessary for your offer. Once this documentation has been prepared, your agent will go over every detail with you to ensure you understand and answer any questions you may have.
Offer Presentation - Your agent will present your offer to the seller's agent. Your agent will work closely and be in constant contact with the seller's agent during the "offer" process.
Negotiations - Your agent will negotiate on your behalf with the seller's agent on all aspects of the offer. If needed, your agent will prepare counter-offers and/or addendums, which may need to be added to the original offer.
Contingency Support - Your agent will handle all paperwork and monitor time requirements with regard to any contingencies in your offer.
Coordination - Your Agent will coordinate activities with all third parties pertinent to your transaction: appraisers, surveyors, home inspectors, termite inspectors, lenders, closing companies and the like. It is our goal to ensure you have a smooth, stress free time between contract and closing.
Closing - Attend Closing with you. Review closing statement (HUD-1) and answer any questions or concerns you may have during this final but often intimidating process. Our presence will bring you comfort and peace of mind.
WHAT MUST YOU DO TO PARTICIPATE IN THE "VIB" PLAN?

Sign a "Buyer Brokerage Agreement" with Options Realty & Consulting.
Pay a $295 retainer fee. We will rebate you 25% of our commission for the term of our Buyer Broker Agreement when you close on a property through us as your buyer broker. Because we share our commission with you and make significantly less on each transaction than most of our competition, we must be sure we are spending our time with serious buyers.
If you haven't already done so, begin your loan approval process immediately after signing our "Buyer Broker Agreement". Submit all requested documentation to your lender on a timely basis. Being approved for a loan when you submit an offer can often help you buy for less.
After previewing properties at home or in our office, do drive-by previews of properties that you think you are interested in. Sometimes a drive-by alone will either eliminate or solidify your desire to see a particular property.
Once your drive-bys are complete, contact your agent to schedule showings on the properties that still interest you.

Maybe you aren't definitely set on purchasing home, but are considering it and have a few properties you would like to see. No problem. Give us a call. We will still provide the services described above, we won't require a "Buyer Broker Agreement" and we won't charge a retainer fee, but this option does not allow us to share our commission with you. Totally up to you, we provide the same great service either way.
