Option I - "Protect Your Equity Plan"

  1.) "Exclusive Agency" listing

  2.) $695 initial listing fee

  3.) 1% listing commission paid at closing

  4.) You choose buyer's agent commission (2% - 4%)

  5.) You may sell your property yourself with no commission owed to any buyer's agent.

  6.) Full seller representation, even if you find the buyer yourself.

  7.) We will complete the listing pkg with you in the convenience of your home.

  8.) We take all pictures, room measurements and customize a description of your home & its  features to be included in our marketing efforts.

  9.) We coordinate all broker/agent showings at a time that is convenient for you.

 10.) We provide you with feedback following agent showings via the "Showingtime Feedback Request" system.

 11.) We will provide you with a "Level II Comparative Market Analysis" to assist in pricing your home competitively in the market.

 12.) We will provide you with onsite suggestions to prepare your home for showing and best presentation.

 13.) Professional listing presentation w/ multiple photo tour in both Greater Louisville Assoc. of Realtors & N. KY Assoc. of Realtors Multiple Listing Services.

 14.) Your listing placed on our company website.

 15.) Your listing will be syndicated to over 50 other popular real estate sites.

 16.) We participate in IDX (Internet Data Exchange) which places your listing on 100's of other real estate company websites.

 17.) showcase listing with photo tour.

 18.) Online map with directions to your property.

 19.) Professional yard sign Placed on your property.

 20.) Secure combo lockbox.

 21.) Colorful handouts that can be printed from our website to be left in your home for potential buyers.

 22.) Access to the "Seller Section" of our website where you can track online activity on your property & communicate with us via email.

 23.) All necessary paperwork, disclosures, contracts, addendums & negotiations handled by us, regardless of who finds the buyer.

 24.) Appraisals, inspections & closing arrangements all coordinated by us, regardless of who finds the buyer.

 25.) We will attend the closing with you.

 26.) We will be by your side through the entire process.

 27.) Listing is good until sold, (no renewal fees),  may be cancelled at anytime, (but you won't want to.)


Option II - "Traditional Contingency Plan"


  1.) Exclusive Right To Sell Listing

  2.) No upfront listing fee.

  3.) 3.0% listing commission paid at closing.

  4.) 3.0% selling commission paid at closing

  5.) Full commissions are owed regardless of who finds the buyer.

  6.) 6 month minimum listing contract.

  7.) This option includes all the services listed in Option I.


Option 1 listed above is only for residential properties with less than 10 acres. Larger farms and commercial properties are evaluated on a case by case basis.

First and foremost, I am not the type of person that normally writes reviews. However, this was such a great experience for that I can't not write one. Chris turned out to be a great realtor, a positive person, and, most importantly in this situation, a pragmatist.
